Middleton Beach Activity Centre
Middleton Beach is an iconic seaside location which has been a favourite destination in Albany since the 1890s.
After years of community speculation surrounding a parcel of privately-owned land at Middleton Beach, the State Government intervened, paving the way for private developers to create a vibrant mixed-use precinct and visitor destination with an active beachfront, known as the Middleton Beach Activity Centre.
The Activity Centre includes a total of 10 lots, offering the potential for tourist facilities, restaurants, cafes, shops, permanent residential accommodation as well as holiday and short stay accommodation.
Lots 7, 8 & 9 - Medium Density Lots
These three medium density lots are a rare opportunity for townhouse or apartments to be built just metres from the Middleton Beach foreshore. Lots 7, 8 and 9 are now under offer.

The Duettes
On Lots 1 to 6 we constructed the award-winning innovative homes, known as Duettes, featuring unique dual-key access – providing homeowners with the ability to create separate work and living areas, guest accommodation, or multi-generational living space across two storeys.
Built and sold in 2023, the six Duettes are the first of their kind in the Great Southern region with the mixed-use homes providing 185+sqm of internal and outdoor living, built on a 169+sqm block.
Providing a flexible housing design has meant a greater choice for homeowners, fulfilling a key Government commitment to improve housing diversity in regional WA.
The Duettes have also provided the opportunity for local businesses to be involved in the design and construction, including PTX Architects of Denmark, Smith Constructions of Albany and their many sub-contractors.

- Innovative Construction for Small Lots - Master Builders Association (Great Southern) 2024 Awards - WINNER.


Civil Works Completed
Early infrastructure upgrades included the realignment of Flinders Parade and the creation of a site for a hotel on the foreshore.
Significant upgrades to the seawall and foreshore landscaping have been done, thanks to the partnership and funding from the City of Albany, the State and the Federal Government.
The civil works have been completed by local contractors, providing employment opportunities and supporting the local economy.
Hotel Site
The hotel site on Lot 10, has been sold to Pacifica Ausglobal and they will deliver diverse short-term accommodation options and provide hospitality opportunities at the seaside location.
The Development Application for an eight storey, 69 suite hotel was approved by the City of Albany in February 2024 following an extensive design review process.
