1. Stage 1A Release - ‘Offers From’ Fixed Date Sale

Thank you for your interest in land for sale at Heartwood Bentley, part of the Bentley Redevelopment Area and one of WA’s most significant urban renewal projects that is transforming 21 hectares of land into a thriving neighbourhood.

From 12pm Thursday, 6 November to 12pm Thursday, 11 November 2025, you'll be able to submit online offers on a selection of your preferred lots as part of the 10 lot release in Stage 1A, through a fixed date sale process. Land titles are anticipated in December 2025/January 2026.

If you wish to make an offer on one of the 10 lots in Heartwood Bentley Stage 1A release, please read the instructions below, complete the online Fixed Date Sale Form (Form) with your lot preferences and submit your best offer/s.

2. About the ‘Offers From’ Fixed Date Sales Process

A fixed date sale means all offers are submitted by a specific date and time.

Buyers will have from 12pm Thursday, 6 November to 12pm Thursday, 11 November to submit an offer through this online Form. The information provided in your offer will form the basis for preparing a formal contract if your offer is selected. The Form also includes an example copy of the Heartwood Bentley Stage 1A Contract of Sale and an acknowledgement that multiple buyers may express interest in the same lot.

Refer to Heartwood Bentley – A Guide for Buyers for more information and we encourage you to read the Heartwood Bentley Stage 1A Contract of Sale in the Useful Downloads and Links section below before making an offer. This will ensure you understand the terms and conditions should you be invited to enter into a contract of sale.

This is a competitive process. Buyers are encouraged to submit their best offer as the process does not allow an opportunity to increase the amount of your offer at a later time.

3. ‘Offers From’ Fixed Date Steps:

  1. Complete the Fixed Date Sale Form (Form) below by 12pm WST Tuesday 11 November 2025. Note:
    • Please make sure you complete ALL sections of the Form to enable DevelopmentWA to consider your offer.
    • Buyers are invited to make offers on up to 3 lots. Offer 1 should be your first preference, offer 2 your second preference and offer 3 your third preference.
  2. When it comes time to sign a formal Contract of Sale (Contract), any offers made subject to finance approval will need to have a letter of eligibility or pre-approval letter to accompany the offer.
  3. Any offer made as a cash offer will require proof of funds to accompany the offer. Note:
    • Cash offers will be viewed more favourably than offers subject to finance, but this will not necessarily be the final or only determinant.
  4. It is your responsibility to ensure your details and any supporting documents have been uploaded with the Form.
  5. Land4Sale will reply to all complete submissions with acknowledgement that your submission has been received.

4. How offers are evaluated and accepted 

  1. Once the Offers From period closes, it may take up to 5-7 days for Land4Sale and DevelopmentWA to review all submissions.
  2. Land4Sale on behalf of DevelopmentWA will consider factors like price, settlement date, and any financing or other conditions, so be sure to include them in your offer. 
  3. Based on their evaluation, Land4Sale will make recommendations to DevelopmentWA for each lot and prepare a Contract based on your offer and the Heartwood Bentley Stage 1A Contract of Sale
  4. If your offer is successful, you’ll be contacted to:
    1. confirm details for the Contract, which will be prepared accordingly;
    2. provide any further required documentation (such as identification);
    3. arrange the signing of your Contract via DocuSign; and
    4. make payment of your $5,000 deposit.
  1. The Contract formalises your purchase and confirms the allocation of your lot.
  2. Contracts must be signed (via DocuSign) within 48 hours of receiving them or the offer from DevelopmentWA will lapse and DevelopmentWA may elect to reallocate the lot and engage with a different prospective buyer.
  3. A binding contract to buy the lot will be formed when both parties sign the Contract.
  4. The deposit of $5,000 is required to be paid within 3 days of signing the Contract by via DocuSign – to be paid by EFT. Land4Sale will supply the trust account’s banking details for this deposit payment.
  5. The date for settlement will be in accordance with the Contract.

5. Conditions of the Sale Process

  1. No offer for a lot below the Priced From price will be considered by DevelopmentWA.
  1. A maximum of one lot per buyer applies. That is, regardless of how many lots you make an offer on, you will only be presented with a maximum of one Contract for one lot.
  1. DevelopmentWA reserves the right to sell a lot to any buyer it chooses based on the financial offer and terms. DevelopmentWA further reserves the right to not sell any advertised lot in its absolute discretion.
  1. DevelopmentWA will not be considering or accepting any subject-to-sale offers in this campaign.
  1. Offers made subject to finance approval will need to have a letter of eligibility or pre-approval letter.
  1. DevelopmentWA reserves the right not to sell a lot on the offers received.
  1. Excluding the Contract Schedule (that outlines items such as finance timeframes, settlement date, and purchase price), the Conditions of DevelopmentWA’s standard Contract of Sale cannot be amended.
