Topping out scheduled for 2026

As we near the end of the year, we're excited to share that we've just poured the concrete slab for Level 22 at 195 Pier Street. The momentum continues, with the tower crane receiving its final extension last week. This will facilitate construction of the remaining storeys, with the building set to top out at Level 29 early in the second quarter of 2026.

Our builder, Icon, has reported that the building’s core – the central section that contains lifts, stairwells, and essential services – will reach Levels 26 before Christmas. You can see in the image on the right, the building (with the Icon logo) is already starting to change the city's skyline!

 In our December update video below, we caught up with Icon Project Manager Morgan Green and DevelopmentWA Senior Development Manager, Cos Cutri, to get a sense of how construction has progressed, and what it will mean for future residents once the building is complete. Watch it below. 

Control apartment to set the scene

We're also about to doing our final inspections of the control apartment, which is based on Level 1. By February, this apartment will be fully complete and will serve as a benchmark for quality, setting the standard for all finished apartments in the building. We can't wait to show you what it looks like!

The building's exterior continues to come to life too, with the panelling really starting to pop as as it stretches across the building with each new floor, as shown in the image below. Its design draws inspiration from traditional typesetting blocks, paying homage to Pier Street’s rich history as Perth’s printing powerhouse.

What's next?

This is one of Perth’s first 100% build‑to‑rent development incorporating affordable rental homes for low‑ to moderate‑income households, specialist disability accommodation, and social housing.

The building is designed to reduce long‑term maintenance costs, as well as the cost of living for occupants – through lower energy and water use, a highly walkable location, and excellent transport connectivity.

Thoughtful design ensures excellent liveability and comfort, with a focus on thermal efficiency, natural ventilation, and generous balconies. Shared amenity spaces and a connected, central location further enhance residents’ quality of life.

Once complete, 195 Pier Street will be owned and operated by a Community Housing Provider, delivering long-term, secure and quality affordable rental housing in the heart of Perth.Ideally located, the development is just a short walk from some of Perth’s most iconic destinations, including Yagan Square,  Northbridge, WA Museum Boola Bardip, the Art Gallery of WA, the State Library of WA, State Theatre Centre, and RAC Arena, it's a truly connected address.

It's also close to North Metropolitan TAFE and the new ECU City Campus, which is set to open in early 2026.

Residents will benefit from excellent public transport links, including McIver and Perth train stations, the free ‘blue route’ CAT bus, and high-frequency bus services along Newcastle and Beaufort streets.

The 3,099m² site has been subdivided into two lots:

  • Lot 102 (1,841m²) accommodates the current Pier Street development and an internal service road.
  • Lot 103 (1,259m²) is currently used as a laydown area and site offices and will eventually become Stage 2 of the development.
