Armadale - Overview

Situated 28km from central Perth, Armadale is a vital regional centre for Perth’s expanding south-east corridor.

Our revitalisation project in Armadale has already given new life to the area, creating new communities and facilities, introducing more affordable housing options and forging stronger connections with the surrounding areas.

As our project continues, we aim to strengthen Armadale’s role as a strategic centre with a strong focus on sustainability. New business and industrial opportunities combined with new housing will give people the chance to live and work within the same area.

330 hectares of industrial and commercial land

The State Government has invested $50m into redeveloping Armadale.

This is one of WA’s largest and most ambitious urban renewal projects. Since our revitalisation has begun, Armadale now features a new shopping centre, a world-class water sports venue at Champion Lakes, a 320ha business park and improved transport links. As our work continues, we will focus on new ways to create an even more sustainable community for future generations.

Armadale offers a variety of housing with sustainable designs, residential estates, family homes, apartments and plans for more inner-city dwellings. Different residential areas have been created over the past decade, as new land has become available for development and Armadale’s population continues to grow.

Champion Lakes features housing close to the international sporting centre.

Champion Drive offers around 700 new homes, with a range of lot sizes and focus on sustainable designs.

West of Railway will be an inner-city precinct close to the rail lines, giving residents an easier route to work.

Redevelopment in Armadale’s centre has seen the expansion of Armadale’s shopping precincts and new landscaping, lighting and street furniture. Our project includes West of Railway, a 9 hectare of under-utilised land planned to become an inner-city residential precinct.

Forrestdale Business Park is a 367 hectare commercial estate sitting between Ranford and Armadale Roads and Tonkin Highway. The area is expected to accommodate up to 700 industrial lots, which could create more than 15,000 jobs.

Champion Lakes sits at the heart of a major local and regional tourist destination and includes the international Regatta Centre, spectacular Aboriginal Interpretive Centre and housing opportunities.

Located on the corner of Champion Drive and Lake Road, this precinct covers 53 hectares and will provide around 700 new homes to families and workers.

The Seville Grove residential estate, developed by LandCorp, sets a new standard in sustainable housing. The estate features tree-lined avenues, rehabilitated wetland and bushland areas, and the latest in solar and water-efficient home design. Seville Grove is the first housing estate in WA to have mandatory rainwater tanks installed as a condition of planning approval.

This was one of the first towns established as part of the Swan River colony.

The western portion of Kelmscott, bounded by Albany Highway, the rail line north to Westfield Road, Davis Road and Railway Avenue, has been earmarked for redevelopment as part of our Armadale project area. The rail station has been upgraded, and landscaping works and new street lighting installed on Albany highway. Our revitalisation of this area aims to celebrate Kelmscott’s rich history, and improve transport links for pedestrians and traffic.
